Stamp Duty Concessions For First-Home Buyers in Queensland

Are you looking to buy your first house in Queensland? Understanding stamp duty is a key part of making a sound financial decision. Also known as transfer duty, this tax is charged on all property purchases – but first home buyers have access to valuable concessions that can save you thousands.

At Tt Consultancy, we’re expert Buyer’s Agents who know Queensland’s stamp duty rules inside out. We can help you make the most of the available concessions to secure your dream home in Brisbane and the surrounding suburbs.

Current QLD Stamp Duty

In Queensland, transfer (stamp) duty rates vary based on the property purchase price. Generally, the rates range from $1.50 per $100 for properties between $5,000 and $75,000, gradually increasing to higher tiers where properties valued over $540,000 incur a rate of $4.50 per $100 plus a lump sum of $17,325 (view full rates guide here).

Existing home concessions apply based on purchase price, and first-home buyers may be eligible for specific relief depending on the property type and value.

First‑Home Concession – Non‑New Builds

For first-home buyers of existing homes valued up to $709,999, concessions provide around $17,350 in relief by reducing the stamp duty payable. This benefit tapers to zero at $800,000. To be eligible, buyers must meet these criteria:

  • Have no previous home ownership history in Australia.
  • Be at least 18 years old.
  • Intend to occupy the property as their primary residence within 1 year of purchase.
  • Provide evidence of eligibility when lodging the transfer duty form.

Note, you do not have to be an Australian citizen or permanent resident to be eligible.

New Reforms – Full Concession on New Builds

Recently, the Queensland government has introduced a set of new reforms aimed at boosting accessibility for first-home buyers and stimulating the housing market. From May 1, 2025, first-home buyers of new homes or vacant land pay no stamp duty. There’s no upper purchase price limit for new builds, making this a significant boost for buyers looking at higher-end properties or larger blocks.

Around 3,000 buyers are expected to benefit yearly, with estimated average saving of A$9,096 on a median house-and-land package (The Australia Today). This makes it the best time for first-home buyers to purchase, particularly in growing areas of Brisbane like Springfield, North Lakes, or inner suburbs like New Farm.

Rental Flexibility Introduced

Another reform allows first-home buyers with concessions to rent out part of their property (like a room) in the first year without losing benefits. This added flexibility was introduced on December 6, 2024, allowing buyers to offset mortgage costs while still complying with concession requirements (QRO). However, buyers must still occupy the property as their primary residence for at least part of the year.

To follow the new rules and keep your transfer duty concession, it’s a good idea to work with a property lawyer or buyer’s agent who’s sharp on these regulations. They’ll make the process smoother and help you maximise your financial benefits.

How It Impacts Buyers in Brisbane

In Brisbane and surrounding areas like Ipswich, Logan, or the Moreton Bay region, the impact of these concessions is significant, for example:

  • At a $700K purchase price for a new home, stamp duty is now entirely waived.
  • Vacant land for new builds is also eligible with no value cap.
  • You must follow occupancy rules to keep your concessions.
  • You can save more by combining benefits like the First Home Owner Grant and Boost-to-Buy equity help.
  • Foreign buyers, however, incur an additional 8% duty if not a citizen or permanent resident.

Additional Things to Consider

You or your representative will need to apply for the concession when you lodge the stamp duty assessment with the Queensland Revenue Office. It’s also worth thinking about how these stamp duty concessions work with other incentives like the First Home Owners Grant (up to $15,000 for eligible buyers in Queensland) and other equity assistance schemes.
